ADU Before & After in Fresno, CA
Before photos show a patch of yard with a vague idea. After photos show a finished home with a kitchen, a bathroom, a front door that locks, and a rental check or a mother-in-law settling in. We’ve been building ADUs in Fresno since 2006, and the transformations still surprise us. Here are a few recent ones, described honestly, with the problems we hit and the work we did. The photos tell the rest.
Recent Transformations
Backyard Detached ADU Conversion in the Tower District

The problem was a detached garage that hadn’t held a car since the Clinton administration. The homeowners wanted a rental unit but the lot is narrow, so the garage had to come down and the new ADU had to respect a tight rear setback, the required gap between the structure and the property line. We demoed the garage, poured a new foundation, and framed a 640-square-foot one-bedroom with a full bath and a kitchenette. The result rents for $1,400 a month and the Hardie plank exterior matches the main house well enough that the neighbors asked who did the paint.
Garage Conversion to Studio ADU in Sunnyside

This Sunnyside family had a garage doing nothing but storing Christmas decorations and a treadmill with clothes on it. The slab was in good shape, which saved real money, but we had to cut and insulate the existing concrete floor, run new electrical from the main panel, and frame interior walls to bring the space up to California Building Code for a habitable unit. We finished it as a 480-square-foot studio with a kitchenette, a full bath, and a mini-split for heat and air. Their adult son lives there now. The treadmill did not survive demo.
Prefab ADU Placement and Site Work in Clovis-adjacent Fresno

These homeowners bought a lot with a big backyard and wanted a unit fast. We recommended a factory-built one-bedroom from one of the prefab lines we’re experienced with, Abodu and Cover being the two finalists depending on lot width. Site work is where prefab jobs get real: we cleared the area, graded for drainage, poured a foundation with the right anchor points, and brought power, water, and sewer to the exact hookup locations. The module arrived on a truck and was set with a crane in a single morning. After that came the utility tie-ins, a deck, and landscaping. Total time from permit to move-in was under five months, which is fast for Fresno.
Room Addition with Aging-in-Place Features in Fig Garden

This Fig Garden project was not technically an ADU but a permitted room addition that functions like one. The homeowners wanted a ground-floor suite for an aging parent who could not manage stairs. We removed a carport and enlarged the existing laundry room footprint, adding 420 square feet with a wide entry door, a zero-threshold shower, and grab-bar blocking in the walls. We pulled the permits ourselves and the final passed inspection on the first visit. The written price we gave before demolition matched the final invoice exactly, which the homeowners said had not been their experience with other contractors in Fresno.
Tuff Shed Shell to Finished Living Space in Central Fresno

Some Fresno homeowners already have a Tuff Shed or similar shell on the lot and want to know if it can become a legal living space. In this case, the shell was only a year old and structurally sound, but it was not on a proper foundation and had no insulation, no electrical, no plumbing. We lifted and moved it onto a new perimeter foundation, framed interior walls to create a bathroom closet and kitchenette nook, insulated to Title 24 energy standards, and ran a subpanel for power. It’s now a 200-square-foot sleeping space with heat and air, used as a guest room that doesn’t heat up the main house.
Side-Yard Attached ADU in the Roosevelt Neighborhood

The Roosevelt neighborhood has narrow, deep lots, and this one had a side yard doing nothing but hosting a dog and a dying lemon tree. The owners wanted an attached ADU rather than a detached one, sharing one wall with the main house to save on one foundation line and one wall of framing. We designed a 560-square-foot one-bedroom with its own front door facing the side street, its own electrical service, a full kitchen, and a stacked washer-dryer. The dog got a smaller yard. The lemon tree got removed, which was the right call, and we planted a new one by the fence.
