Dvele New Detached ADU: The Fresno Owner’s Guide

If the finish or assembly on your Dvele detached ADU is failing, we stock and install Dvele-compatible replacement components across Fresno, with most repairs running $900 – $4,800 depending on what failed and how much of the panel or assembly needs replacing. We’re an independent service provider, not affiliated with Dvele, but we know their building systems well enough to match parts correctly the first time. Most Fresno owners call us after noticing water staining at a corner, a panel separating at a seam, or a door that no longer closes square, which usually means the framing or attachment points behind the finish have moved.

Which Dvele Models This Applies To

A new modern ADU with wood cladding

Dvele’s detached ADU lineup has shifted over the years, but the most common units we work on in Fresno are the Dvele IQ series and the earlier Dvele Origin models. The critical thing to know is that Dvele panels are not universally interchangeable. A panel from a 2019 Origin will not mate cleanly to a 2023 IQ frame without modification, because the corner attachment geometry changed when Dvele moved to their current chassis system.

Here’s how to identify what you have. Open the mechanical closet door and look for a metal data plate, usually riveted near the electrical panel. It will list the model, the serial prefix, and the manufacture date. If the plate is missing, measure the exterior wall thickness. IQ-series walls run 8 ¼ inches thick including the rainscreen gap. Origin-series walls run closer to 6 ¾ inches. That measurement alone gets us to the right parts family before we even arrive.

For most repair work on a Dvele, we recommend OEM parts over aftermarket. Dvele’s cladding and sealant systems are engineered to move together as a unit, and a generic aftermarket sealant or flashing will often fail within one Fresno summer because the expansion rate doesn’t match the panel. On the few components where a quality aftermarket part is actually the better call, like certain door hardware and bath fans, we’ll tell you plainly and give you the choice.

Signs Your Dvele New Detached ADU Is Failing

  • Corner sealant cracking or pulling away from the panel. This is the most common early failure we see in Fresno. The sealant Dvele uses at corner transitions has a useful life of roughly 5 – 8 years in our sun, and once it hardens and cracks, the weather barrier behind it starts taking direct UV and moisture. It starts cosmetic, then becomes structural if water gets to the sheathing.
  • Visible gap at the marriage line or module seam. Detached Dvele units ship in sections and are joined on site. If the join was not tensioned correctly during the original set, Fresno’s clay soil movement will eventually open that seam. You’ll see it first as a hairline crack in the interior drywall at the same line, then as exterior siding separation.
  • Door or window no longer latches without force. This is not a hardware problem. When a Dvele door stops latching, the chassis underneath has moved, or the hinge-side shim pack has compressed. Adjusting the strike plate without checking the chassis only masks the real issue for a few months.
  • Soft spot in the floor near the wet wall. Dvele’s plumbing runs through a central wet wall, and a small supply leak at a fitting will quietly soak the subfloor for months before it shows. In our dry Fresno climate, the telltale is often a slight bounce in the floor rather than visible staining.
  • Condensation or staining inside the wall cavity visible at an outlet. If you pull an outlet cover and see rust or dark staining on the box, that wall cavity is holding moisture. On a Dvele, this usually traces to a failed exterior seal at the nearest penetration.

Replacement Cost & What’s Included

For Dvele-specific repair and replacement work on a detached ADU in Fresno, here are the ranges we quote most often:

  • Corner or seam sealant removal and re-seal: $900 – $1,800, including joint prep, new backer rod, and Dvele-spec sealant.
  • Single exterior panel replacement: $1,400 – $3,200, depending on panel size, finish, and whether the rainscreen behind it needs reseating.
  • Door re-alignment and chassis shim correction: $800 – $1,400, including hinge reset and threshold adjustment.
  • Wet-wall plumbing access and repair with panel restoration: $2,800 – $6,400, depending on how deep the water damage goes and whether subfloor sections need replacing.
  • Full exterior re-seal of a detached ADU (all penetrations, seams, and corners): $3,500 – $7,000.

Every quote we hand you is a written, line-item price before we lift a tool. That’s how Sutton ADU Fresno works, and it means you’ll never get a phone call mid-project asking for more money because something was “unforeseen.” If we miss something in the estimate, that’s on us. The work itself is covered by our 365-Day Done Right Promise: if the repair fails within a year, we return and make it right at no charge.

DIY or Call Us?

There are things you can safely check yourself. You can look at the corner sealant, note where cracks are, and check your doors for smooth latching. You can photograph the data plate I mentioned earlier so we know your exact model before we schedule. That helps us bring the right parts on the first trip.

What I’d caution against is pulling exterior panels or cutting into a wet wall on your own. Dvele panels carry tension at the fastening points, and popping one loose without the right sequence can warp the panel or tear the weather barrier behind it. The wet wall also carries the unit’s electrical and plumbing in a tight chase. One wrong cut, and you’ve turned a $1,400 repair into a $6,000 one. That said, I won’t push you into a service call if the problem is genuinely minor. Call us at (559) 785-0627, tell me what you’re seeing, and I’ll tell you honestly whether it needs a technician or just a tube of the right sealant.
